Full Roof Replacement — Gray TPO Membrane

The team recently completed a comprehensive flat roof restoration on a striking modern-style home located on Stevens Drive. The property featured a distinctive architectural design with flat roof sections paired with elegant barrel vault skylights, all finished in a sophisticated gray palette. When the crew arrived, they found the flat sections in significant distress, with the aging built-up roof failing across the board and water ponding in multiple areas, creating conditions that threatened the structural integrity of the underlying deck.

The crew executed a complete tearoff, removing the deteriorated burr down to the deck surface. Upon inspection, they identified several plywood sheets that had absorbed water damage over time and replaced them to ensure a solid foundation. The team then installed a 60 mil TPO membrane with full adhesion, meticulously taping and welding every seam—in fact, each seam was welded twice to guarantee a watertight seal. The existing barrel vault skylights, which featured standing seam metal construction, were in excellent condition and preserved as-is. The crew carefully resealed the transition flashing where the new TPO membrane met the metal curbs, and they cleared and re-caulked the scuppers on the building's backside, where accumulated leaves had nearly blocked one opening completely.
